The right area depends on whether you’re optimising for short-let yield, long-let yield, capital appreciation, or some blend.

The macro picture

The 2026 outlook for Barbados is broadly positive: GDP growth forecast in the 2.5–3.0% range, tourist arrivals recovering toward and beyond pre-pandemic peaks, and the Welcome Stamp programme bringing a steady stream of medium-term tenants. The most consistent short-let market in Barbados. Walkable beachfront and global recognition make it the easiest area to fill nightly listings at premium rates.

One of the Caribbean’s elite golf communities. Lower yield as a percentage of capital value, but absolute weekly rental rates are among the highest on the island.

4. Coverley — entry-level and emerging

The most ambitious master-planned community Barbados has seen in a generation. Pricing from around USD $303,000, strong long-let demand from working professionals, and appreciation potential as the community matures.

5. Speightstown — the value play

West Coast access at sub-Holetown pricing, with progressive revitalisation driving steady investor interest.

6. Warrens — the commercial-residential bet

The centre of corporate Barbados. Predictable, low-seasonality long-let income from professional tenants.
